The Service

So, if you or your clients own or are involved with a problem property, listed or otherwise, or have some under utilised or space in need of refurbishment or conversion, this is what Ferriby Design and Construction Ltd would be able provide:

  • An initial assessment of viability of development or refurbishment potential, residential or other.
  • Provisional costings would be prepared together with the preparation of initial drawings confirming viability or otherwise of a scheme.
  • Each situation will be different, so the fit out specifications suggested will be tailored to the nature of the building and the general location.
  • Full experience of dealing with listed or problem buildings.
  • A full program to be agreed including advice with regard to the appointment if required of the necessary consultants (structural engineers, architects, etc.).
  • The preparation of full detailed drawings necessary to secure all the statutory consents necessary, together with the obtaining of all necessary planning and listed building consents, and building regulations.
  • Full and detailed costing of a proposed scheme involving precise breakdown of expenditure into detailed component parts. This would be monitored and updated on a regular basis.
  • The dealing with the appointment of all parties necessary in relation to the agreed works. Extensive contacts and experience within the sector mean the strong likelihood of significant savings and economies of scale being achieved.
  • Full Project Management of the scheme, dealing with all aspects of the construction process from start to conclusion.
  • Upon completion the coordination of the sale/disposal of the accommodation created.

We are happy to work on a project management basis or alternatively would be prepared to consider the total or partial financing of the scheme, subject to viability criteria being met. Either way you would retain your interest in the property moving forward.

After the initial assessments in moving forward, it would be necessary for the respective parties to enter into a legal agreement. If Ferriby Design and Construction Ltd are financing the scheme there would need to be a charge on one or more of the units created to cover the development cost.

After this, or if no finance is involved, a phased fee arrangement to Ferriby Design and Construction Ltd would apply.

Every situation and building is different and so there is considerable flexibility as to how matters can progress forward.
